6201 Arsenal was originally constructed as a mixed-use property. After evaluating market demand and neighborhood dynamics, we determined that the highest and best use was to rezone the building and convert the commercial spaces into modern residential apartments.
The property was subsequently redeveloped and updated to better align with the lifestyle expectations of St. Louis renters. Enhancements included open-concept layouts, fiber internet, a secure package room, premium interior finishes, and accent lighting. Exterior improvements involved removing the front and side sidewalks to introduce new landscaping, softening the streetscape and creating a more inviting residential presence.
